Hampshire County Registry of Deeds recorded seven property transfers in Pelham during October 2026. One, at 189 Amherst Road, was a nominal-consideration transfer within the Fanning family and is not counted as a sale. Of the six remaining transfers, only two carry recorded prices so far: $45,000 for 43 Gulf Road and $260,000 for 42 Boyden Road, the month's highest-priced sale. The other four transfers, including sales involving Greenfield Cooperative Bank, Mortgage Electronic Registration Systems Inc. and UMass Five College Federal Credit Union as sellers, have no price yet on file. With most prices still pending, the available data does not show a clear market direction for Pelham this month.
