Pelham Sale Prices Mostly Undisclosed as Eight Deeds Are Recorded

PELHAM -- Eight deeds were recorded for Pelham properties between June 19 and July 18, but sale prices were disclosed in only two of them, and six of the eight transactions involved a bank, credit union or mortgage-registration company as either buyer or seller.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded eight property transfers in Pelham during the period. Sale prices were disclosed for only two of the eight: $25,000 for 7 Pine Tree Circle and $240,000 for 17 Buffam Road, putting the disclosed price range at $25,000 to $240,000 and the median of those two disclosed prices at $132,500. The remaining six deeds listed no consideration amount. With pricing available for just a quarter of the recorded transactions, an eight-sale count alone is not enough to characterize the period as active or quiet.

TOP SALES The highest-priced disclosed transaction was 17 Buffam Road, which sold July 7 for $240,000; the deed lists Timothy Pachirat and Samantha Pachirat as sellers and UMassFive College Federal Credit Union as buyer. The only other disclosed sale was 7 Pine Tree Circle, which sold July 2 for $25,000; James E. McGinniss and Deirdre McGinniss were sellers and Citizens Bank N.A. was the buyer. Bed, bath and square-footage figures were not available in the deed data for either property. Prices were not disclosed for the remaining six recorded transfers -- 42 Harkness Road, 11 Gulf Road, 10 Bray Court, 44 Amherst Road, 20 Arnold Road and 9 South Valley Road -- so no further price ranking can be made among them.

NEIGHBORHOOD BREAKDOWN Both disclosed-price sales fall under $500,000: 7 Pine Tree Circle at $25,000 and 17 Buffam Road at $240,000. No two recorded transfers this period shared a street name, and no geographic clustering is evident among the eight addresses, which are spread across Buffam Road, Harkness Road, Pine Tree Circle, Gulf Road, Bray Court, Amherst Road, Arnold Road and South Valley Road.

MARKET NOTES A bank, credit union or mortgage-registration entity appeared as grantor or grantee in six of the eight recorded transfers: UMassFive College Federal Credit Union (buyer at 17 Buffam Road, seller at 11 Gulf Road), Florence Bank (seller at 42 Harkness Road), Citizens Bank N.A. (buyer at 7 Pine Tree Circle), Mortgage Electronic Registration Systems Inc. (seller at 10 Bray Court) and Navy Federal Credit Union (seller at 44 Amherst Road). Two additional deeds were recorded involving trustees rather than sales to an outside party: 20 Arnold Road, from trustees William E. Pula and Carolyn D. Merriam, was recorded as a declaration of homestead, and 9 South Valley Road, from trustees Thomas E. Doubleday and Scott J. Doubleday, was recorded as a certificate of trust. No property type -- single-family, condominium or multi-family -- was specified in the deed data for any of the eight transfers.
