Pelham September Deed Filings Mix Property Sales With Legal Notices

Hampshire County Registry of Deeds recorded eight Pelham documents from Sept. 4 to Oct. 3, but only five were actual property transfers; the rest were a foreclosure-related order of notice and two homestead declarations. Of the five transfers, three carried recorded prices ranging from $75,000 to $200,000, with a median of $175,000. The month's top sale was 60 Harkness Rd. at $200,000, sold by a trust to Greenfield Cooperative Bank. Two transfers, including one trust-to-trust conveyance at 24 Golf Rd., had no recorded price yet. With only three priced sales, the data does not support broader conclusions about market tone.
